RIYT investments generate returns through two primary mechanisms:

  • Cash Flow Distributions: Income-producing properties (rental homes, multi-family, commercial) generate monthly or quarterly rental income that is distributed to investors after expenses and management fees.
  • Capital Appreciation / Profit on Sale: When the property is sold (or refinanced at a higher value), the profit above cost — after repaying investor principal — is distributed proportionally to all equity investors.

Our "target return" figures represent the total expected return (cash flow + appreciation) over the full investment period, expressed as an annualized percentage.

Investment timelines vary significantly by property type and strategy:

  • Land Investments: 18–36 months. We acquire, entitle, and sell to developers.
  • Single-Family Portfolios: 24–48 months. We acquire, stabilize rental income, and sell as a portfolio.
  • Multi-Family Value-Add: 36–60 months. We acquire, renovate, increase NOI, and sell or refinance.
  • Commercial NNN: 36–72 months depending on lease structure and market conditions.

All projected timelines are clearly stated in offering documents. Actual timelines may vary based on market conditions.

RIYT investments are designed to be held through the full investment period. Real estate investing is generally illiquid, and early exit is not guaranteed. However:

  • Planned Exit: At the end of the investment period, the property is sold or refinanced and proceeds are distributed to all investors.
  • Secondary Transfers: In limited cases, we may facilitate investor-to-investor transfers. Contact our investor relations team to discuss.
  • Emergency Liquidity: In true hardship situations, RIYT may at its discretion (not guaranteed) facilitate early buyout at current appraised value.
